Interim Principal Asset Surveyor
Support the Strategic Property Services team at an East Midlands Based Local Authority in a key interim role focused on delivering high‑quality commercial asset management across a diverse and high‑value property portfolio. This position is ideal for an experienced asset surveyor with strong landlord & tenant expertise and a strategic approach to estates management.
Start: ASAP
Duration: 3–6 Months Initially (Likely Extension)
Rate: Negotiable Daily Rate (Inside IR35)
Working Pattern: Hybrid 2 days a week
Key Responsibilities:
• Lead commercial asset management activity across a £519m portfolio including offices, industrial assets, rural estate, and development land
• Identify surplus or under‑performing assets and develop value‑add initiatives, disposal strategies, and improvement plans
• Undertake financial and commercial appraisals for lettings, rent reviews, renewals, refurbishments, and investment decisions
• Lead negotiations with developers, partners, and key stakeholders to secure optimal outcomes for the Council
• Commission, manage, and monitor external legal and property advisors to ensure compliant and timely delivery
• Provide valuation advice and strategic recommendations on retention, disposal, development, and investment
• Oversee compliance with statutory, legal, and health & safety obligations across the asset base
• Produce clear reports and recommendations for CPSG, senior management, and external bodies
• Maintain accurate asset management information using systems such as AMS, CAD and GIS
Requirements:
• Extensive post‑qualification experience managing land and property assets across both leasehold and freehold portfolios
• Strong landlord & tenant experience, including negotiation, valuation, and commercial appraisal skills
• Understanding of investment markets, development appraisal methods, and market analysis
• Experience managing external agents, solicitors, and ensuring compliance and governance
• Local government experience desirable
• Degree in Real Estate (or equivalent) and full MRICS qualification
