Strategic Property Surveyor (Rent Review & Lease Renewals)
Based in Essex, hybrid working
Length: 3 months with possible extension
IR35 status: Inside
We are seeking a motivated and commercially aware Strategic Property Surveyor to lead on rent reviews and lease renewals across our diverse commercial and operational property portfolio. The postholder will provide professional valuation and estates management expertise to optimise income, protect the Council’s legal and financial interests, and support the delivery of the Council’s Corporate Asset Management Strategy.
Key Responsibilities:
- Lead negotiations on rent reviews and lease renewals to secure best consideration and protect the Council’s interests
- Undertake rental valuations and provide clear, evidence-based advice in line with RICS standards
- Manage a varied portfolio that may include retail units, industrial estates, offices, investment properties, and community assets
- Manage the full lifecycle of lease events, from early strategy and notice service through to completion
- Identify opportunities for lease re-gears, restructures, asset enhancement, or disposal
- Advise on break options, dilapidations strategy (where relevant), and other key matters
- Work collaboratively with Legal Services to agree Heads of Terms and complete documentation
- Prepare reports and briefings for senior officers and elected Members
- Maintain accurate property records and ensure statutory and contractual compliance
Skills, experience and knowledge required:
- MRICS qualified
- Proven experience in commercial rent reviews and lease renewals
- Strong experience in commercial landlord and tenant matters
- Knowledge of relevant property legislation
- Experience working within a local authority or public sector property environment
