Head of Maintenance Services Required
Location: Nottingham
Rate: Dependent on experience
Length: Temporary (ASAP – Feb 2022)
The successful candidate will be responsible for:
- Deliver corporate objectives though leadership of the Direct Maintenance Service (DMS) teams to internal and external customers; ensuring provision of an effective, responsive customer led service and facilitate feedback from all stakeholders to develop new business solutions and improved processes
- Produce and review the Team Plans for the DMS with stakeholders; identifying and monitoring targets and risks, and ensuring performance measures are in place that set high standards that support improvement and innovation
- Develop and deliver effective policies and advice, systems and services that meet accreditation, legislative and regulatory requirements and deliver expected KPIs
- Ensure that the DMS services (and contractors delivering on behalf of the DMS) provide compliance for: Health and safety standards, key performance targets, Landlord H&S and requirements for services delivered by the DMS teams and act as Principal Duty Holder for DMS electrical team (NICEIC and Gas Manager Heating Team (Gas Safe)
- Undertake the role of Principal Contractor as defined in the CDM 2015 regulations; acting as nominated person for the client for notification of projects to the HSE and maintaining accurate records of all DMS projects, ensuring all notifiable projects for the DMS have the required supporting documentation (RAMs /Pre Construction/Construction Phase Plans/Handover pack)
- Assist in the management of the full maintenance budget; proposing, compiling and agreeing cost centre and business budgets and contract/service level agreement prices and fees.
- Lead on the procurement of goods and services to meet the needs of the DMS, manage income, expenditure and designated cost centre revenue budgets in accordance with financial procedures/regulations; ensuring value for money and monitor performance against targets and take timely corrective action
- Develop, analyse, monitor and produce a range of reports and information relevant to measure performance against key performance indicators e.g. information for the annual review of the Schedule of Rates (SORs)
- Oversee the management and organisation of DMS equipment, resources and records; ensuring they are in safe condition, good working order and securely stored at all times and comply with statutory requirements and in-house retention policy.
The successful candidate will have:
- A full, valid driving license
- Knowledge of CDM regulations
