Residential Building Surveyor – Full Time – North East
We are looking for an experienced Residential Building Surveyor to join a growing private client consultancy in the North East. This Residential Building Surveyor position is ideal for someone who wants genuine flexibility, autonomy, and the chance to work directly with private clients carrying out high quality inspections and Level 3 Home Surveys. The role
As the Residential Building Surveyor, you will deliver thorough pre purchase inspections and detailed condition reports for private clients. You will work independently, manage your own diary and ensure each client receives accurate, commercially aware advice that supports safe decision making in property transactions.
Key Responsibilities for the Residential Building Surveyor role
• Carry out pre purchase property inspections in line with RICS standards
• Undertake Level 3 Home Surveys including full assessment of materials, defects and maintenance issues
• Diagnose visible defects, identify probable causes and assess urgency and risk
• Produce detailed written condition reports with clear, practical recommendations
• Communicate findings directly to clients in clear, professional language
• Advise clients on future costs, sequencing of works and maintenance priorities
• Ensure all work complies with RICS guidance and best practice
• Apply strong health and safety awareness during site visits
• Support business growth through excellent service delivery and client satisfaction
• Contribute to fee share opportunities and wider business improvement
About you
• AssocRICS qualification essential
• Strong background in residential inspections, defect diagnosis and reporting
• Excellent technical understanding of building pathology and remedial solutions
• Skilled in writing high quality reports with clarity and precision
• Confident working remotely and managing your own diary day to day
• Clear communicator with strong client facing skills
• MRICS or MCIOB desirable but not essential
• Additional exposure to retrofit or project management is an advantage
